Data: new leases from July 2025 to June 2026 · published by the INE on 29 September 2026
Rent is the median monthly rent per m² of new leases from July 2025 to June 2026, according to the INE, based on leases registered with the tax authority. The INE only publishes figures where there were at least 33 leases.
Gross yield is our own calculation: 12 months of rent divided by the median sale price per m² of homes sold from April 2025 to March 2026 (INE). It is before tax, service charges, property tax, insurance and empty periods. We only show it where there were at least 100 leases and enough sales for the INE to also publish a new-homes price; in small municipalities the homes let and the homes sold are very different and the yield would not be reliable.
By type (studio/1-bed, 2-bed, 3-bed, 4-bed or more), the INE only publishes rents for the 24 municipalities with over 100,000 inhabitants. For a district we show the typical municipality (the median of its municipalities) when at least 5 have a figure.
